Asbestos Testing, Surveys and Removal in Stoke Hill Exeter

Many properties across Stoke Hill and the wider Exeter area date back to periods when asbestos-containing materials were widely used in construction. Residential homes, commercial premises and industrial buildings built before 2000 may still contain asbestos within elements such as roofing sheets, insulation boards, textured coatings, pipe lagging or floor tiles. While these materials can remain stable if left undisturbed, any damage or interference can release harmful fibres into the air.

When a material raises concern, asbestos testing is typically the first step. Samples are carefully collected using controlled techniques and submitted to accredited laboratories for analysis. This process confirms the presence of asbestos fibres and helps property owners in Stoke Hill understand any potential risk before carrying out renovation, maintenance or refurbishment work.

If asbestos is confirmed or suspected, a full asbestos survey provides a more comprehensive overview of the property. Surveys are used to locate asbestos-containing materials, assess their condition and determine the level of risk they may pose. These are often required for landlords, commercial buildings and planned refurbishment projects, helping duty holders manage asbestos safely while remaining compliant with current UK regulations.

In cases where materials are deteriorating or are likely to be disturbed during building works, professional asbestos removal may be necessary. Removal is carried out using controlled methods that minimise fibre release and ensure that hazardous materials are handled and disposed of correctly.

West Country Asbestos supports homeowners, landlords and businesses across Stoke Hill and the surrounding Exeter area with dependable asbestos testing, surveys and removal services, all delivered with a focus on safety, compliance and discretion.

What types of asbestos are typically found in properties around Stoke Hill?
Common asbestos types found within UK properties include chrysotile (white asbestos), amosite (brown asbestos) and crocidolite (blue asbestos). These materials were widely used in insulation products, roofing sheets, pipe lagging, ceiling coatings and fire-resistant panels. Laboratory testing is required to accurately identify whether asbestos is present.

Yes. Where required, our team can attend using unmarked vehicles to provide a more discreet service. This is often preferred for residential properties or commercial sites where minimal attention is desired during the work.
When should asbestos be removed?
Asbestos does not always require immediate removal if it remains in good condition and undisturbed. However, removal is typically recommended where materials are damaged, deteriorating or likely to be affected by planned renovation, refurbishment or demolition works.

Professional Asbestos Testing, Surveys & Removal in Stoke Hill Exeter

Where Asbestos Is Commonly Found in Stoke Hill Properties

Many properties across Stoke Hill and the wider Exeter area were built during a time when asbestos-containing materials were widely incorporated into construction. Because of this, buildings constructed before 2000 may still contain asbestos within structural components or hidden materials that only become apparent during maintenance, refurbishment or redevelopment work.

In residential properties, asbestos is often found in areas such as garage and outbuilding roofing, soffits, textured coatings on ceilings, vinyl floor tiles, boxed-in pipework and insulation boards. While these materials can remain stable if left undisturbed, any work involving drilling, cutting or alterations can release hazardous fibres if proper asbestos testing or surveys have not been carried out in advance.

Commercial buildings throughout Stoke Hill and the surrounding Exeter region can present a wider range of asbestos-related risks due to the variety of materials historically used in larger-scale construction. Offices, warehouses, schools and industrial units may contain asbestos within insulation boards, fire-resistant panels, plant room insulation and sprayed coatings designed to improve durability and fire protection.

Identifying whether asbestos is present through professional testing, detailed surveys and, where necessary, safe removal, allows property owners and businesses to manage these risks effectively. Taking the right steps ensures compliance with current UK asbestos regulations while maintaining a safe environment for occupants, contractors and visitors.

Understanding Asbestos Materials & Where They Are Found

What types of asbestos were commonly used in UK buildings?
Historically, several forms of asbestos were widely used within UK construction, most notably chrysotile (white asbestos), amosite (brown asbestos) and crocidolite (blue asbestos). These materials were valued for their strength, heat resistance and insulating properties, which led to their use in roofing panels, insulation products, cement sheets, textured finishes and pipe lagging throughout much of the twentieth century.
Is one type of asbestos more dangerous than another?
Crocidolite, commonly referred to as blue asbestos, is often considered the most hazardous due to its extremely fine fibres, which can remain airborne for extended periods and penetrate deep into lung tissue. That said, all forms of asbestos present a health risk when fibres are disturbed and become airborne, which is why professional identification and safe handling are essential in all cases.
Where is asbestos typically found in residential properties?
In homes built prior to 2000, asbestos can often be present in garage and outbuilding roofs, soffits, insulation boards, vinyl floor tiles, pipe lagging, textured coatings such as Artex, and cement-based panels. These materials may remain concealed for years and are often only uncovered during renovation, repair work or structural alterations.
Where might asbestos be located in commercial or industrial buildings?
Older commercial and industrial premises frequently contain asbestos within fire-resistant panels, insulation boards, ceiling tiles, plant room insulation and sprayed coatings. Buildings such as warehouses, factories, offices and schools constructed during the mid-1900s commonly incorporated asbestos materials to improve fire protection and thermal efficiency.
Why does renovation or demolition increase asbestos risk?
Asbestos-containing materials may remain stable when undisturbed within a structure. However, activities such as drilling, cutting, sanding or demolition can break down the material and release microscopic fibres into the air. Once airborne, these fibres can be inhaled, which is why asbestos testing and surveys are strongly advised before any refurbishment or structural work takes place.
Can asbestos still pose a risk if it appears undamaged?
Yes. Even when materials appear intact, gradual deterioration caused by age, moisture or general wear can lead to fibre release over time. A professional asbestos inspection can determine whether the material is safe to leave in place under management or whether removal is the safer option.
How can asbestos be identified before starting building work?
The safest approach is to arrange professional asbestos testing or a full asbestos survey before work begins. Specialists can take controlled samples from suspected materials and send them to accredited laboratories for analysis. Surveys can also map the location and condition of asbestos-containing materials, helping ensure any work is carried out safely and in line with current UK regulations.

From my 1st contact to the complete removal of our asbestos cement wall panels, we were delighted with the team at Westcountry Asbestos Removals. I received a quick and clear reply to all my enquiries and the quote was transparent. When we were ready to proceed, the team were easy to contact and make the arrangements to suit our schedule. Ella made a courtesy call the night before and Kevin arrived exactly at the given time the next day. The work was completed very efficiently and we were very pleased that the affected room was left in a immaculate condition, minus the wall panels. In addition to our obvious safety concerns, we were impressed with the care and concientiousness towards us and our home. We cannot recommend the team highly enough.

Westcountry Asbestos called us the same day we enquired and asked all the right questions which meant they quoted correctly for the job. They double checked our testing and were really helpful with items that needed to be moved and cleaned. They were polite, professional and friendly, explaining everything along the way and doing a great job. They removed the offending material and cleaned up to a high standard. Hopefully we won't need to but we would definitely use them again!

Seriously lovely people, dealing with seriously nasty stuff. Found some old cementitious tiles that were ‘left’ from some previous building work… rather than being dealt with…. Grrr. I contacted WAR on a Sunday, got a response, and arranged over email when someone would collect the tiles. Fortunately a very quick job, and a fair price - especially when you consider the cost of properly dealing with the disposal. Yes - it’s annoying that you have to pay, …and yes, it’s annoying that some ‘builders’ think its okay to just leave things in a corner, rather than dealing with them…. But it’s nice to get it sorted. Thanks WAR.
