WESTCOUNTRY ASBESTOS REMOVAL

Asbestos Testing, Removal and Surveys in Farringdon

From a single material check to an extensive commercial survey, West Country Asbestos assists householders, landlords, builders, property managers and businesses across Farringdon. The scope is matched to the question at hand and the work is planned around UK asbestos requirements, practical site conditions and the people who use the premises.

Targeted sampling can confirm the composition of a particular board, sheet, coating or tile. Where several rooms or building elements require investigation, an asbestos survey offers a structured record of suspect materials and their condition. If the assessment shows removal is appropriate, we plan controls that reduce disturbance, safeguard occupants and prepare the area for its next use.

Our services are useful before building alterations, when maintaining pre-2000 premises, after damage to a suspect product or as part of a purchase assessment. Coverage extends throughout Farringdon and the Exeter area.

Testing, Surveying and Removing Asbestos in Farringdon

Farringdon has a varied building stock that includes established homes, converted or extended properties, rural structures and workplaces within reach of Exeter. Any premises built or refurbished before 2000 could incorporate asbestos products. These may include corrugated cement, insulation boards, ceiling or wall coatings, pipe insulation, soffit panels and legacy flooring materials.

For one clearly defined suspect item, controlled sampling normally provides the most efficient answer. Only a small section is required, but it must be collected without spreading dust or fibres and then submitted to an accredited laboratory. The certificate of analysis enables owners, buyers and contractors to plan their next move with confidence.

When the entire premises or a work area needs investigation, the correct survey offers a wider assessment. Management surveys support asbestos registers and routine occupation of non-domestic buildings. Before refurbishment or demolition, a more intrusive survey searches the parts of the structure that the proposed work will affect. Findings cover material location, condition and recommended management actions.

Removal may be advisable if asbestos has deteriorated, is exposed or cannot be protected from upcoming work. This requires a suitable plan, controlled site procedures and proper consignment of the resulting hazardous waste.

West Country Asbestos delivers this coordinated support in Farringdon and across neighbouring Exeter and Devon locations.

Asbestos Services in Farringdon: Frequently Asked Questions

Do you provide asbestos testing in Farringdon?
Yes. West Country Asbestos can arrange asbestos sampling and laboratory testing for houses, rental properties, commercial premises and outbuildings in Farringdon and nearby Exeter locations. Samples are taken carefully and submitted for professional analysis so you know whether asbestos is present before repairs, refurbishment or property work begins.
When should I book an asbestos survey?
An asbestos survey is recommended when managing a non-domestic property, planning refurbishment, preparing for demolition, or dealing with materials that may be damaged or deteriorating. A survey records where asbestos may be present, what condition it is in and how it should be managed or removed.
Can asbestos be removed from homes in Farringdon?
Yes. Our team supports domestic asbestos removal across Farringdon, including projects involving garages, sheds, roof sheets, soffits, panels, boards, textured coatings and other suspect materials commonly found in older properties. The method used depends on the material type, condition and level of risk.
Which areas near Farringdon do you cover?
We cover Farringdon and surrounding parts of Devon, including Exeter, Alphington, Marsh Barton, Matford, Topsham, Kennford, Starcross, Dawlish, Countess Wear and nearby villages. If you are just outside these areas, West Country Asbestos can confirm availability when you get in touch.
Can visits be arranged discreetly?
Yes. Where appropriate, asbestos inspections, sampling visits and removal work can be planned with discretion in mind. This may include unbranded vehicles and careful scheduling for domestic properties, rental homes, offices and commercial sites.
Is asbestos always removed once it is found?
Not always. Some asbestos-containing materials can be left in place and managed if they are sealed, stable and unlikely to be disturbed. Removal may be recommended when materials are damaged, degrading, exposed or likely to be affected by renovation, demolition or maintenance work.

Where Asbestos May Be Hidden in Farringdon Properties

Asbestos is not always found in plain sight. In older Farringdon buildings it may form part of a visible garage roof or external panel, yet it can equally be concealed above suspended ceilings, behind service boxing, within wall linings or alongside mechanical installations. Its appearance is not enough to confirm or rule out asbestos.

Domestic products that may warrant checking include textured ceilings, soffit boards, floor tiles, airing-cupboard linings, pipe boxing, insulation panels and cement-based components in garages and sheds. If sound and unlikely to be touched, some materials can remain under management. Cutting, drilling, sanding or breaking an unidentified product, however, could release fibres and should be avoided.

The range can be broader in farms, workshops, offices and light-industrial units. Historic fire protection, thermal insulation and durable cladding may be present around plant rooms, service ducts, partitions, roofing and ceiling voids. Professional analysis and surveying give property managers the information required to leave material safely in place, encapsulate it or arrange removal.

Common Asbestos Materials & Where They May Be Found

What building products may contain asbestos?
Asbestos was historically used in many UK construction products, including cement roof sheets, insulation board, pipe lagging, fire protection panels, sprayed coatings, textured decorative coatings, floor tiles, soffits and some ceiling materials. Its use was common because the fibres offered strength, insulation and resistance to heat.
Are all asbestos fibres dangerous?
All asbestos types can be harmful if fibres become airborne and are inhaled. Some types, such as crocidolite, are often regarded as especially hazardous, but no suspected asbestos material should be disturbed without proper assessment, sampling or survey work first.
Where might asbestos be found in older houses?
In homes built or altered before 2000, asbestos can appear in garage roofs, sheds, soffits, textured ceilings, old vinyl tiles, pipe boxing, insulation boards, airing cupboards, cement wall panels and outbuildings. These materials are sometimes hidden until decorating, plumbing, electrical or renovation work begins.
Where can asbestos appear in commercial premises?
Older shops, offices, workshops, agricultural buildings, warehouses and industrial units around Farringdon and Exeter may contain asbestos in plant rooms, partition walls, ceiling tiles, pipe insulation, service voids, roofing sheets, cladding and fire-resistant boards. Surveys help duty holders identify and manage these materials properly.
Why is asbestos a concern during renovation?
Asbestos-containing materials may be relatively stable while untouched, but drilling, sanding, breaking, stripping or demolition can release microscopic fibres. Because these fibres cannot be seen easily, asbestos testing or a refurbishment survey should be completed before intrusive work starts.
Can a material look safe but still contain asbestos?
Yes. Asbestos cannot be confirmed by appearance alone, and even materials that look sound may contain asbestos fibres. Professional sampling or surveying is the reliable way to identify asbestos and decide whether monitoring, encapsulation or removal is suitable.
What should I do before starting building work?
Before refurbishment, demolition or intrusive maintenance, arrange asbestos testing or an asbestos survey. This gives you documented information about suspect materials and helps contractors plan the work safely and in line with UK asbestos requirements.

From my 1st contact to the complete removal of our asbestos cement wall panels, we were delighted with the team at Westcountry Asbestos Removals. I received a quick and clear reply to all my enquiries and the quote was transparent. When we were ready to proceed, the team were easy to contact and make the arrangements to suit our schedule. Ella made a courtesy call the night before and Kevin arrived exactly at the given time the next day. The work was completed very efficiently and we were very pleased that the affected room was left in a immaculate condition, minus the wall panels. In addition to our obvious safety concerns, we were impressed with the care and concientiousness towards us and our home. We cannot recommend the team highly enough.

Westcountry Asbestos called us the same day we enquired and asked all the right questions which meant they quoted correctly for the job. They double checked our testing and were really helpful with items that needed to be moved and cleaned. They were polite, professional and friendly, explaining everything along the way and doing a great job. They removed the offending material and cleaned up to a high standard. Hopefully we won't need to but we would definitely use them again!

Seriously lovely people, dealing with seriously nasty stuff. Found some old cementitious tiles that were ‘left’ from some previous building work… rather than being dealt with…. Grrr. I contacted WAR on a Sunday, got a response, and arranged over email when someone would collect the tiles. Fortunately a very quick job, and a fair price - especially when you consider the cost of properly dealing with the disposal. Yes - it’s annoying that you have to pay, …and yes, it’s annoying that some ‘builders’ think its okay to just leave things in a corner, rather than dealing with them…. But it’s nice to get it sorted. Thanks WAR.
