Asbestos Testing, Surveys and Removal Across Exeter and the South West

If you suspect asbestos within a property in Exeter or elsewhere in the South West, acting early is essential. Many homes, workplaces, and public buildings constructed before 2000 may contain asbestos materials in roofing, insulation, floor tiles, ceiling coatings, or service ducts. While asbestos can remain stable if left undisturbed, it becomes a serious health concern when damaged or affected by renovation or maintenance work. Understanding whether asbestos testing, a survey, or professional removal is required helps reduce exposure and keeps projects compliant.

Asbestos testing is often the first step, confirming whether suspect materials contain asbestos fibres. Samples are taken using controlled methods and analysed by accredited laboratories to provide reliable results. Where asbestos is identified, an asbestos survey gives a more detailed overview of the property, highlighting material condition, location, and risk level. Surveys are especially important for landlords, businesses, and duty holders who must manage asbestos safely.

When asbestos materials are damaged, deteriorating, or likely to be disturbed, professional asbestos removal may be necessary. All removal work is carried out using controlled procedures designed to prevent fibre release and protect occupants and the surrounding environment. From our base in Exeter, we support clients across the South West with honest advice and practical solutions, whether that involves testing, surveys, management plans, or safe removal tailored to the property.

Asbestos Testing & Removal: FAQs

How can I tell if my property contains asbestos?
Asbestos cannot be reliably identified by appearance alone. Many materials used in buildings constructed before the year 2000 may contain asbestos, including insulation boards, textured coatings, cement roofing sheets and vinyl floor tiles. The safest way to confirm whether asbestos is present is through professional testing carried out by trained specialists who can safely collect samples for laboratory analysis.
What is asbestos testing and when is it needed?
Asbestos testing involves taking small, controlled samples of suspected materials and sending them to an accredited laboratory to determine whether asbestos fibres are present. Testing is often recommended when a material is damaged, deteriorating or likely to be disturbed during refurbishment, maintenance or demolition work.
What is an asbestos survey and who needs one?
An asbestos survey is a detailed inspection of a building carried out to locate asbestos-containing materials and assess their condition. Management surveys are typically required for commercial premises or rental properties, while refurbishment or demolition surveys are carried out before structural building work begins to ensure asbestos risks are properly controlled.
When is professional asbestos removal required?
Asbestos removal may be recommended when materials are damaged, deteriorating or likely to be disturbed during renovation or demolition work. Professional removal ensures that hazardous fibres are controlled and safely disposed of in accordance with UK asbestos regulations.
Is asbestos dangerous if it is left undisturbed?
Asbestos-containing materials may remain relatively safe if they are in good condition and left undisturbed. However, if materials are damaged, cut, drilled or begin to deteriorate, fibres can become airborne and pose a health risk. This is why professional assessment is recommended whenever asbestos is suspected.
Can asbestos be managed instead of removed?
In some situations, asbestos can be safely managed in place if the material is stable and unlikely to be disturbed. This approach typically involves monitoring the material and ensuring it remains sealed or protected. A professional asbestos survey can determine whether management or removal is the safest option.
What happens to asbestos waste after removal?
Asbestos waste must be handled as hazardous material. After removal, it is securely sealed, labelled and transported to licensed disposal facilities where it is safely processed in accordance with UK environmental regulations.

UKATA TRAINED ASBESTOS REMOVAL

Asbestos Removal Certified

All asbestos removal work is carried out in accordance with current UK regulations and HSE guidance, ensuring safe handling, controlled removal procedures, and full documentation for every project. As a proud UKATA Industry Associate, West Country Asbestos is committed to maintaining high standards of safety, professionalism, and compliance across all non-licensed asbestos removal works.

We specialise in the removal of lower-risk asbestos-containing materials, including bonded cement products, garage roofs, corrugated roofing sheets, soffits, gutters, flues, and other non-friable materials where fibres remain securely bound within the product.

Asbestos is generally divided into licensed and non-licensed categories. Higher-risk materials such as pipe lagging, loose-fill insulation, insulation boards, and products containing blue or brown asbestos typically require a licensed asbestos contractor. West Country Asbestos focuses specifically on non-licensed asbestos removal, providing a safe, compliant, and cost-effective solution for many domestic, agricultural, industrial, and commercial environments.

Our team receives UKATA training and follows strict HSE procedures at all times, using appropriate PPE, controlled working methods, and safe waste handling practices throughout every stage of the project. For clients requiring additional discretion, we can also attend site using unmarked vehicles. Upon completion, we provide a self-certification statement of cleanliness together with relevant paperwork for your records and peace of mind.

Understanding Where Asbestos May Be Found in Properties

Asbestos is often hidden within the structure of buildings and may remain unnoticed until refurbishment or maintenance work begins. Across Exeter and the South West, many residential and commercial properties built before 2000 still contain asbestos materials installed during earlier construction periods. The main risk arises when these materials are cut, drilled, damaged, or allowed to deteriorate, releasing fibres into the air.

In domestic properties, asbestos may be present in garage roofs, soffits, textured coatings, floor tiles, pipe boxing, insulation boards, and wall panels. While these materials may remain stable for years, renovation work or structural changes can disturb them if asbestos testing or surveys have not been carried out first.

Commercial buildings, offices, warehouses, schools, and industrial premises across Exeter and the wider South West often present more complex asbestos considerations. Insulation boards, sprayed coatings, fireproof panels, and plant room materials may require careful monitoring or removal depending on their condition and future use of the space. Understanding what materials are present — and acting early through professional asbestos testing, surveys, or licensed removal — helps reduce risk and ensures safe property management without unnecessary disruption.

Commercial Refurbishment in Exeter: Test for Asbestos Before Work Starts

Commercial refurbishment projects often move quickly from planning to strip-out, but older offices, shops, workshops and shared buildings can contain asbestos in materials that look entirely ordinary. Testing before work starts gives property owners and contractors the information they need to plan safely, control costs and avoid an unexpected shutdown. Asbestos cannot be identified reliably […]

Asbestos Testing Before Loft Conversions: What Exeter Homeowners Should Know

A loft conversion can add useful living space, but the work is highly intrusive. Builders may remove ceilings, alter roof structures, reroute services and open concealed voids. In an older Exeter home, these activities can bring workers into contact with asbestos-containing materials that were previously undisturbed. Testing before construction begins gives the project team reliable […]

Buying an Older Property in Exeter? Why Asbestos Testing Matters

Buying an older property is exciting, but it can also reveal building materials that are unfamiliar to modern homeowners. Asbestos may be present in a range of products installed during earlier construction or refurbishment, and its presence can affect planned renovations, maintenance budgets and the order in which work should proceed. For buyers in Exeter, […]

From my 1st contact to the complete removal of our asbestos cement wall panels, we were delighted with the team at Westcountry Asbestos Removals. I received a quick and clear reply to all my enquiries and the quote was transparent. When we were ready to proceed, the team were easy to contact and make the arrangements to suit our schedule. Ella made a courtesy call the night before and Kevin arrived exactly at the given time the next day. The work was completed very efficiently and we were very pleased that the affected room was left in a immaculate condition, minus the wall panels. In addition to our obvious safety concerns, we were impressed with the care and concientiousness towards us and our home. We cannot recommend the team highly enough.

Westcountry Asbestos called us the same day we enquired and asked all the right questions which meant they quoted correctly for the job. They double checked our testing and were really helpful with items that needed to be moved and cleaned. They were polite, professional and friendly, explaining everything along the way and doing a great job. They removed the offending material and cleaned up to a high standard. Hopefully we won't need to but we would definitely use them again!

Seriously lovely people, dealing with seriously nasty stuff. Found some old cementitious tiles that were ‘left’ from some previous building work… rather than being dealt with…. Grrr. I contacted WAR on a Sunday, got a response, and arranged over email when someone would collect the tiles. Fortunately a very quick job, and a fair price - especially when you consider the cost of properly dealing with the disposal. Yes - it’s annoying that you have to pay, …and yes, it’s annoying that some ‘builders’ think its okay to just leave things in a corner, rather than dealing with them…. But it’s nice to get it sorted. Thanks WAR.
