Asbestos Testing, Surveys and Removal in Sowton

Sowton has a varied mix of industrial units, business premises, older commercial buildings and nearby residential properties, many of which may have been built or altered during periods when asbestos products were still common in UK construction. Buildings constructed before 2000 can contain asbestos in places such as cement roof sheets, insulation boards, textured coatings, pipe lagging, ceiling panels, soffits and old vinyl floor tiles. These materials may remain hidden or undisturbed for years, but risk increases if they are damaged, drilled, cut, removed or allowed to deteriorate.

Asbestos testing is often the quickest way to confirm whether a particular material contains asbestos. A controlled sample can be collected and sent to an accredited laboratory, allowing property owners, tradespeople and duty holders to make informed decisions before refurbishment, repairs or intrusive work takes place. Testing is especially useful where only one or two suspect materials need confirmation.

Where a building needs a broader assessment, an asbestos survey provides a more complete picture. Management surveys help landlords, employers and commercial property owners monitor asbestos during normal occupation. Refurbishment and demolition surveys are more intrusive and are designed for situations where building fabric will be disturbed. The resulting report identifies suspect materials, records their condition and sets out recommendations for safe management or removal.

If asbestos-containing materials are damaged, unstable or likely to be affected by planned works, professional removal may be the most appropriate solution. Removal should always be properly planned, controlled and documented, with asbestos waste transported and disposed of through suitable channels.

West Country Asbestos supports clients across Sowton and the wider Exeter area with practical asbestos testing, detailed surveys and safe removal services, keeping communication clear and the process as straightforward as possible.

Asbestos Services in Sowton: Frequently Asked Questions

Can you arrange asbestos testing in Sowton?
Yes. West Country Asbestos provides asbestos sampling and laboratory testing for homes, commercial buildings and industrial premises in Sowton and nearby parts of Exeter. Suspect materials can be sampled using controlled methods and sent to accredited laboratories, giving you clear confirmation before repair, refurbishment or building work moves forward.
What types of asbestos are most often found in older buildings?
The asbestos types most commonly identified in UK buildings are chrysotile, amosite and crocidolite. They may be present in materials such as asbestos cement sheets, insulation board, textured coatings, old floor tiles, pipe insulation, fire protection panels and certain ceiling products. Laboratory analysis is the reliable way to confirm whether a material contains asbestos.
Do you remove asbestos from domestic properties in Sowton?
Yes. Our team supports homeowners and landlords in and around Sowton with asbestos removal projects, including work involving garages, outbuildings, roof sheets, panels, boards and other suspect materials found in properties built before 2000. Each job is reviewed first so the correct removal method and level of control can be selected.
Which nearby areas do you cover from Sowton?
West Country Asbestos works across Sowton and the wider Exeter area, including Marsh Barton, Pinhoe, Clyst St Mary, Heavitree, Whipton, Countess Wear, Topsham, Exminster and surrounding Devon locations. If your property is nearby, our team can confirm availability quickly.
Can asbestos work be carried out discreetly?
Yes. Where suitable, visits can be arranged with discretion in mind, including the use of unbranded vehicles. This is often helpful for domestic addresses, offices and commercial sites where owners want asbestos inspections or removal work completed with minimal attention.
Does every asbestos material need to be removed?
No. Some asbestos-containing materials can be managed safely if they are sealed, undamaged and unlikely to be disturbed. Removal may be advised where materials are damaged, deteriorating or will be affected by refurbishment, demolition, maintenance or building alterations.

Professional Asbestos Testing, Surveys & Removal in Sowton

Where Asbestos Is Commonly Found in Sowton Properties

Properties in and around Sowton can contain asbestos in a wide range of materials, particularly where buildings were constructed, extended or refurbished before the full UK asbestos ban came into effect. In some cases the asbestos is easy to spot, such as older cement roof sheets on garages or outbuildings. In other situations, it can be concealed behind panels, within service areas, above ceilings or inside older insulation products.

In domestic properties, asbestos may be present in textured ceiling coatings, garage roofing, soffit boards, old floor tiles, pipe boxing, airing cupboard panels, insulation board and cement products. These materials can remain relatively stable if they are in good condition, but DIY work, rewiring, plumbing, decorating or structural alterations can disturb them and cause fibres to be released.

Sowton and the wider Exeter area also include many business, warehouse and light industrial premises where asbestos was historically used for fire protection, durability and insulation. Plant rooms, service voids, roof spaces, partition walls, suspended ceilings and older external cladding can all require careful assessment. Professional testing and surveys allow duty holders to understand what is present, meet their responsibilities and plan any removal or management work safely.

Common Asbestos Materials & Where They May Be Found

Which asbestos materials were widely used in UK buildings?
Historically, asbestos was added to many building products because it provided strength, heat resistance and insulation. Common examples include corrugated cement roofing, insulation boards, pipe lagging, sprayed coatings, fire-resistant panels, textured decorative coatings and some older floor products.
Are some asbestos types considered higher risk?
Crocidolite, often known as blue asbestos, is generally regarded as particularly hazardous because of its fine fibres. However, all asbestos types can present a serious risk once fibres become airborne, so suspected materials should be assessed by trained professionals before they are handled, repaired or disturbed.
Where might asbestos be hidden in homes?
In properties built before 2000, asbestos may be found in garage roofs, soffits, ceiling coatings, older vinyl floor tiles, insulation boards, cement wall panels, pipe boxing, airing cupboards and outbuildings. These materials are not always obvious and are often discovered when renovation or maintenance work begins.
Where is asbestos found in commercial or industrial buildings?
Older offices, depots, workshops, warehouses and industrial units around Sowton and Exeter may contain asbestos in fire protection boards, suspended ceiling tiles, plant room insulation, pipe lagging, roofing products and sprayed fire-resistant coatings. Formal surveys help owners and duty holders understand and manage these risks.
Why can refurbishment increase asbestos risk?
Asbestos-containing materials can remain relatively stable while sealed and undisturbed. Cutting, drilling, sanding, stripping out or demolition work can damage those materials and release fibres into the air. This is why asbestos testing or a refurbishment survey is strongly recommended before intrusive building work starts.
Can undamaged asbestos still need checking?
Yes. Even materials that look intact can deteriorate over time through age, moisture, vibration or accidental impact. A professional inspection can establish the condition of the material and whether it should be monitored, encapsulated or removed.
How should asbestos be identified before work begins?
The safest route is to arrange professional asbestos sampling or a formal asbestos survey before refurbishment, demolition or maintenance work. Samples can be analysed by accredited laboratories, while survey reports record the location, condition and risk of asbestos-containing materials so work can be planned safely.

From my 1st contact to the complete removal of our asbestos cement wall panels, we were delighted with the team at Westcountry Asbestos Removals. I received a quick and clear reply to all my enquiries and the quote was transparent. When we were ready to proceed, the team were easy to contact and make the arrangements to suit our schedule. Ella made a courtesy call the night before and Kevin arrived exactly at the given time the next day. The work was completed very efficiently and we were very pleased that the affected room was left in a immaculate condition, minus the wall panels. In addition to our obvious safety concerns, we were impressed with the care and concientiousness towards us and our home. We cannot recommend the team highly enough.

Westcountry Asbestos called us the same day we enquired and asked all the right questions which meant they quoted correctly for the job. They double checked our testing and were really helpful with items that needed to be moved and cleaned. They were polite, professional and friendly, explaining everything along the way and doing a great job. They removed the offending material and cleaned up to a high standard. Hopefully we won't need to but we would definitely use them again!

Seriously lovely people, dealing with seriously nasty stuff. Found some old cementitious tiles that were ‘left’ from some previous building work… rather than being dealt with…. Grrr. I contacted WAR on a Sunday, got a response, and arranged over email when someone would collect the tiles. Fortunately a very quick job, and a fair price - especially when you consider the cost of properly dealing with the disposal. Yes - it’s annoying that you have to pay, …and yes, it’s annoying that some ‘builders’ think its okay to just leave things in a corner, rather than dealing with them…. But it’s nice to get it sorted. Thanks WAR.
